What drives the cost of a 100–500 kW commercial solar system in South Africa?

What moves the price of a 100–500 kWp business system, how payback works and how to compare quotes, for factories and warehouses in Midrand, Johannesburg and across Gauteng.

The price of a 100–500 kWp commercial solar system is set by five things: system size (price per kWp falls as systems get bigger), roof type and structure (asbestos, carports and ground-mount cost more than a plain metal roof), the grid connection (medium-voltage work and protection upgrades on larger sites), equipment tier, and whether battery storage is included. We price each site from its bills, roof and grid connection. Contact us for pricing.

Roof area and registration by system size

Source for roof density: GreenCape, Energy Services Market Intelligence Report 2025, Table 2. Registration thresholds: Eskom, 30 Sep 2026.

System sizeApprox. roof area at ~200 Wp/m²Registration
100 kWp ~500 m² Eskom or municipality (SSEG)
200 kWp ~1 000 m² NERSA
300 kWp ~1 500 m² NERSA
500 kWp ~2 500 m² NERSA

Roof area (m²) = kWp × 1,000 ÷ 200

Price per kWp falls as kWp rises; the total still rises with size

Roof area is an estimate for unshaded, usable roof. A site assessment confirms the real figure, and the structure sets whether the roof can carry the array without reinforcement.

Why solar quotes disagree

Price per watt falls as systems get bigger, and equipment prices and the exchange rate move year to year. Quotes for the same kWp also differ because of:

  • Scope. Some quotes leave out roof work, cabling runs, protection, grid connection, registration or monitoring.
  • DC:AC ratio. kWp is panel capacity; kW is inverter capacity. A quote with more panels per kW of inverter shows a lower price per kWp without being cheaper per kWh produced.
  • Roof and structure. Reinforcement, re-sheeting or a carport changes the price a lot (see below).
  • Grid connection. Medium-voltage work and protection upgrades add cost on larger sites.
  • Equipment. Panel and inverter brand and tier.
  • VAT and date. Check whether VAT is included and when the price was set.

What changes the price

Roof type and structure

GreenCape publishes cost multipliers against a plain rooftop installation (GreenCape, Mar 2026, Western Cape). These are independent market benchmarks, not Green Leaf prices:

ConfigurationCost multiplier
Rooftop1.00
Rooftop with asbestos replacement1.30–1.50
Ground-mounted1.10–1.20
Floating1.50–1.75
Carport1.25–2.00

In practice, a carport can cost up to twice what the same kWp costs on a plain roof, and replacing asbestos sheeting before the panels go on adds a third to a half. Ground-mount adds the least. A site assessment tells us which applies to your building.

Grid connection, MV work and protection

Larger sites may need medium-voltage work, protection upgrades or changes to the supply agreement. The utility sets these requirements, so we confirm them before pricing.

Registration

Grid-connected systems of 100 kW or less register with Eskom or the municipality; systems over 100 kW register directly with NERSA. Systems with no grid connection are exempt (Eskom, 30 Sep 2026). Green Leaf handles SSEG and NERSA registration. See SSEG applications.

Equipment choice

Panel and inverter brand and tier change the price and the warranty. Compare quotes on the same equipment tier.

Monitoring and O&M

GreenCape’s financial model budgets O&M plus insurance at 5% of the full system cost a year (GreenCape, Mar 2026, Table 2). Budget for cleaning, inspections, monitoring and an inverter replacement around year 10 when you compare lifetime cost.

Adding battery storage

Battery cost scales with the usable kWh of storage and the kW of inverter or power conversion it needs, plus protection, enclosure and installation. Storage is priced separately from the PV array, so a quote should show the two apart.

Backup size (kWh) ≈ essential load (kW) × hours of backup

Peak-shaving size (kWh) ≈ kW of demand to shave × hours the peak lasts

Battery size follows the loads you want to protect or the peak you want to shave, so we model it from your tariff and load profile. See battery energy storage (BESS). Contact us for pricing.

Buy, lease or PPA: how each is paid for

The three ways to pay, as GreenCape describes them for 100–500 kWp systems (GreenCape, Mar 2026, Table 1):

  • Lease-to-own (typically 10 years): a fixed monthly payment, excluding annual escalation, after which you own the system.
  • Debt: a 5- to 10-year loan from most commercial banks at prime (10.25% in December 2025) plus 1.5%–3.5%.
  • PPA: priced per kWh at a negotiated rate “typically below Eskom or municipal rates”, with annual escalation linked to inflation, for 10–20 years.

GreenCape adds that external financing “increases the overall cost of the solar PV system over its lifespan”. PPA and lease options for businesses are available directly or through a finance partner. See solar PPA, lease or buy for business.

Tax: Section 12B lowers the net cost if you own it

A business that owns PV of 1 MW or less and uses it in its trade can deduct 100% of the cost in the year the system is brought into use (SARS IT39, issued 23 Nov 2024). Under a PPA the provider owns the system, so the provider claims it.

Net cost after Section 12B ≈ installed cost − (installed cost × your company’s income tax rate)

Your tax adviser can confirm the rate and timing for your business.

How payback works

Payback is the installed cost divided by what the system saves each year. The saving comes from the grid electricity you no longer buy, so it depends on how much of the solar output your site uses during the day, the tariff you avoid in each time-of-use period, and any demand (kVA) charge a battery lets you cut. Exported power earns far less than the tariff you avoid, which is why we size the array to your daytime base load rather than your roof.

First-year saving = self-consumed kWh × avoided tariff (per TOU period) + demand-charge saving − O&M

Simple payback (years) = (installed cost − Section 12B tax saving, if you own it) ÷ first-year saving

Three things shorten payback: a high daytime load, a high or fast-rising tariff, and owning the system so you claim Section 12B. Three things lengthen it: exporting, a roof that needs work, and financing cost. A fuller model adds annual tariff escalation and panel degradation year by year. For the method, a worked example and the common mistakes, see factory solar savings and payback.

How to compare solar quotes

  • Panel capacity (kWp) and inverter capacity (kW AC)
  • Panel and inverter brands and models
  • Mounting system and any roof work
  • Cabling distances
  • Protection and switchgear
  • SSEG or NERSA registration
  • Certificate of compliance (CoC)
  • Monitoring
  • Operations and maintenance (O&M)
  • Workmanship warranty
  • Whether VAT is included
  • Payment milestones

Commercial solar cost FAQ

How much does a 100 kW solar system cost in South Africa?

It depends on the roof type and structure, the grid connection, the equipment tier and whether battery storage is included. A 100 kWp system needs about 500 m² of unshaded roof and registers with Eskom or the municipality rather than NERSA. Green Leaf prices each site from its bills, roof and grid connection. Contact us for pricing.

How much does a 500 kW commercial solar system cost?

Larger systems cost less per kWp than small ones, but a 500 kWp site usually adds medium-voltage work, protection upgrades and NERSA registration, and needs about 2,500 m² of roof. The total is set by the roof, the grid connection, the equipment tier and any storage. Contact us for pricing.

What’s the cost per kWp for commercial solar?

Commercial solar is usually priced per kWp of panels installed, and the price per kWp falls as the system gets bigger: GreenCape’s benchmarks show systems below 100 kWp costing more per Wp than 100–500 kWp systems (GreenCape, Mar 2026). A quote with more panels per kW of inverter also shows a lower price per kWp without producing cheaper electricity, so compare quotes on the same scope and DC:AC ratio. We do not publish prices; contact us for pricing.

Why are some solar quotes so much cheaper than others?

Quotes often cover different things. Check what is included (roof work, cabling, protection, grid connection, registration, monitoring), the ratio of panel kWp to inverter kW, the equipment brands, whether VAT is included and when the price was set.

How much do batteries add to a commercial system?

Battery cost scales with the usable kWh of storage and the kW of inverter or power conversion needed, plus protection, enclosure and installation. The size follows the loads you want to protect or the peak you want to shave, so we model it from your tariff and load profile. Contact us for pricing.

How much roof space do I need for 100 kWp?

GreenCape notes that a rooftop system typically fits about 200 Wp per m² (GreenCape, 2025). 100 kWp × 1,000 ÷ 200 is about 500 m² of usable, unshaded roof. A site assessment confirms the real figure.

How much does Green Leaf charge?

Green Leaf pricing is by quote only, after a free site assessment. We price each site from its bills, roof and grid connection. Contact us for pricing.

Does Green Leaf charge for a site assessment?

No. Green Leaf’s site assessment is free. We review your electricity bills and load profile, check the roof structure and confirm the grid connection.

Is it cheaper to lease or PPA than to buy?

Not over the system’s life. GreenCape notes that external financing such as a PPA or debt “increases the overall cost of the solar PV system over its lifespan” (GreenCape, Mar 2026). A lease or PPA spreads or removes the upfront cost instead. PPA and lease options for businesses are available directly or through a finance partner. See solar PPA, lease or buy for business.
